Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to ensure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one-half hour before closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $60 per applicant 18 years and older occupying the apartment. We also require a $100 holding fee at the time of application. All application fees are nonrefundable. You may pay these online by credit card or in our office with a cashier’s check or money order. A $100 admin fee is due at move-in.

Residents are responsible for electricity and water/sewer expenses.
Security deposits will vary depending on qualifying criteria. Our security deposit ranges from $500 to the equal of one month’s rent.
We welcome up to 2 pets per apartment: cats, dogs, or large birds. Breed restrictions apply. Each pet living in the apartment will require a one-time, non-refundable pet fee of $350. There is also a monthly pet fee of $45 per pet. Read more about our pet policy and fees on our pet policy page.
Resident Questions
Rent is due on the first of every month. A late fee will be assessed on the 6th if rent is not paid in full.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is two times the rent amount and is due when written notice is submitted. Please ensure you reference your signed lease agreement and confirm policies with your property manager, as there could be unique circumstances.
Service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please get in touch with the property manager as soon as possible in this situation. You must provide written notice and a copy of your military orders.

You may submit work orders online if enrolled in our online services. You may call the office, send an e-mail, or leave a message.
If someone is temporarily staying with you, please let the office know so we can accommodate parking. If someone is permanently moving in or staying longer than two days, they must fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, before moving out. If you need to move out at the end of your lease term, please remember to come in 60 days before the lease expires to provide your written notice.
Residents are allowed to use any internet provider they would like, but we do partner with Spectrum for our community cable and internet offerings.
There are no grills permitted at Woodland Heights Apartments.
If you are locked out during business hours, you can come to the office to use the spare key assigned to your apartment. You must leave your ID or a personal item of value (such as a phone) with the office staff until you return with the spare key set. If you are locked out after hours, you must call a locksmith.
If you have lost your apartment keys, you may have new keys made at our office during business hours. If you have lost your mailbox keys, you will have to reach out to the local post office to obtain new keys. Fees apply.

Woodland Heights Apartments has been a lovely and welcoming community to live in after making the move to Chillicothe. The apartments are well-maintained, clean, pretty inside as well as outside, and highly affordable. The neighbors are good people, and the apartment management team are fantastic as well! This apartment community is located in a beautiful part of Chillicothe—there are many trees here and lots of open sky to see. It is close enough to main city roads to shop or travel conveniently, yet situated in a way that you won’t hear lots of noise or deal with much nearby traffic. There is a gorgeous park trail nearby, and Buzzard’s Roost is not too far away either.
